                    WHAT IS HOME INSPECTION

                                                                                        

When you buy a home, brand new or older, a home inspector will detect hidden   problems with the home  that can be fixed before closing of title. Chris will advise you when you make a formal offer, about what inspection contingencies are prudent.

When you hire inspection(s), the resulting reports will indicate what things the seller must do (or choose to cancel the offer). Since offer contracts are contingent on the home passing the inspections, sellers often want to know about problems before the house goes on the market, and have them fixed.

                 INSPECTION of WHOLE HOME

General  Home  Inspection.   Understanding all the problems of homes is critical. The professional inspector is an impartial person who will make a visual general inspection of  physical and structural components, both on the interior and exterior. The customer will  receive a official  written inspection report covering the condition of the house.

More In Depth Home Inspection.  A very detailed inspection can be purchased for more money than the general inspection.  This inspects condition of the:

  • A/C & Heat:  air conditioning, heat pump, electric supply, air handler, condenser and evaporator coils, ducts.
  • Appliances: oven, dishwasher, disposal, refrigerator.
  • Attic: roof sheathing, framing, insulation, plumbing, chimneys, ventilation, roof penetrations, ducts, electric wiring.
  • Electrical: service equipment, wiring, sub panels, lights, fans, switches & receptacles.  
  • Exterior: foundation, siding/trim, deck/porch, soffit, fascia, flashing, windows/doors, driveway/walkways. 
  • Garage: floor, walls, ceilings, vehicle doors and automatic door openers. 
  • Interior: walls, floors, ceilings, windows/doors, fireplaces, stairways.
  • Lawn sprinkler system: electrical, sprinklers.
  • Plumbing: water heater, water pipes, hose bibs, waste and vent pipes, fixtures, toilets, sinks, showers and tubs.
  • Roof: roof covering, flashing, skylights, chimneys, gutters, ventilation.
  • Swimming pool: pool interior, deck, visible pipes, electrical, basic equipment, screen enclosure.
