When you go through the loan approval process your private financial information is given with your written consent to the Loan company. Your privacy is well protected by law. Your personal information is not given to anyone not involved in the loan.
To get a home mortgage loan, you go through three phases; Pre-qualifacation, Pre-approval, and Final-approval.
Pre-qualification. Takes about an hour or more. Discussion of your approximate income, debts, expenses, type of home you desire, and order a credit report.
Pre-approval. Takes about a week or more. More in depth process than above, review any home(s) you are serious about. Consider types of loans. A partial application must be made (no property data or information provided yet). All data on this partial application must be verified and substantiated. A pre-approval letter will state that 'YOU' are able to get the loan under certain assumptions. It is not yet about a specific home (this will come in final-approval).
Final-approval. Takes perhaps a month or more. A complete application must be made. All data on it must be verified and substantiated. Lenders must consider this application and investigate the exact home you have chosen. Your financial ability will be re-evaluated in light of specific property tax and insurance obligations (and perhaps obligations such as fees to home owners associations).
