   STEP 1  --  GUIDANCE

Select a BUYERS REALTOR who will be your ‘real’  agent for your home search.  You can’t miss with Chris.  I  will give you perspective into the market and access to homes through the   Multiple Listing Service, as well as For Sale Buy Owners  and Assisted  For Sales. I will  show homes and  much more:  put you in touch with, inspectors, contractors, lenders, surveyors, appraisers, etc: all professionals you may require. I spend the time to understand your needs and help find the 'best'  home. I will talk with you about what you want to buy:   neighborhoods, home features, pre-qualification for a mortgage loan, etc.

 

   STEP 2 --  CLARIFYING REASONS

Do you want to move to a new town? Do you need a larger or smaller home? How long will  you own your new home? Buying or selling a home is expensive. Assess your finances. Do you have cash for down payment and closing?  Can you afford the mortgage, taxes and insurance? Do not overlook tax shelter. In Southwest Florida ownership is generally a nice investment: mortgage interest, and taxes are   deductible and ,profits from the sale of a home are often exempt from capital gains taxes.

  

  STEP 3  --  GROUND WORK

Look over all the communities offered in Southwest Florida, both resale and brand new homes. This will help you to know where you want to look first.  This blends the   'geographical' ‘where’  with the ‘what’ of yard, style, size, and features. Get as much of the work done with a lender as is possible at this stage. This helps to know how much you  want to spend and   to get a jump on the paper work.

 

   STEP 4  --  LOOKING

There is no reason why 'finding'  the house you want should  take too long if we do the ground work properly. One way to keep the ‘finding’ shorter is to let the computer do the walking for you. We can do a  huge  amount of ‘viewing’ houses with   the computer. Then start looking at houses in the car by driving past, sometimes ‘entering’ the house for viewing.Southwest Florida market has turned to ‘buyers market’ so the  selection is very good; (and this can be a trap to ‘over shop’). But the probability of finding a ‘good deal’ is way up.

                      

   STEP 5  --  TIE BREAKING   

We will likely find many houses that you would like to have as your home. We will  'not'  let  any one know this.  (such as the owners or the owners agent) . We can get  excited  in private. For my wife and I,  this is the time we start ranking homes we like by considerations of: which yard is best for our living style, our furniture arranging best in which house, do we want this as our new neighborhood, how are the close by neighbors.

  STEP 6  --  CONTRACT

We will make a contract by filling in a pre-printed legal form. I will  bring to your attention   all factors, that affect the offered price.  (length of time on market, sellers motivation,  features making the  house worth more or less than normal, and more). We will include in the contract some ‘earnest money’ deposit. The seller will review the contract and accept it or propose a change to it. You may then do the same.

  

  STEP 7  --  FINANCE   

Now we finish with the mortgage work. The lender (whom we have already met with) will use this contract as the 'starting' point to take the (already begun) loan process to completion. There will be an appraisal, survey, insurance, and other things needed. The lender will have everything computerized making the process less time consuming for you.

                      

  STEP  8  --  CLOSING

One or more  title agents will do much work to prepare so the real estate property will successfully  change hands. Certified money will be needed. Title insurance and other things will be needed. Many of the things the lender needs will be forwarded to the title agents. There will be scheduled dates  for  signings. Signing by the  sellers and  buyers,  title transfers, recordings, and money distributions will take 3 or 4 days.
