Here is a run down of the cost items that you will pay leading up to the closing or at the closing, that pertain to getting the HOME (and not pertaing to getting the MORTGAGE).
Appraisal fee - The persons providing the money for the loan will need an appraisal to determine the value of a home. The price depends on what type is required and perhaps the size of the home. This fee may be charged as part of a mortgage application fee, but it is good to be able to choose your own company to appraise the home.

Attorney or Closing agent fees - This fee is paid to the settlement agent for their work performed. Not a good place to try and save money. Get a good agent.
Flood Certification fee - The cost of the service that tells the lender if your home is in a flood plain or not. If so, it will require flood insurance.
Home inspection(s) fees - Pays to have someone inspect the property for conditions such as termites that the lender will not allow to exist or conditions you will not allow to exist.
